Adding a 2nd bathroom?

In terms of return on investment (increase in resale value), not quality of life, is it worth adding a 2nd bathroom (at the expense of a walk-in closet and perhaps slightly reduced bedroom size) to a 1700sf (true measurement; a broker would probably call it 2,000sf) 2Br/1Ba coop apartment in Chelsea/Flatiron? The plumbing stack (if that's the right term) already exists.

Definitely. Just keep in mind your building likely has wet-over-dry restrictions. If the plumbing lines are already there, though, that is a good indication that the area may already be designated as a 'wet' zone. Was the walk-in originally a second bathroom?

The walk-in closet was not originally a 2nd bathroom, but other apartments in our line have two bathrooms, so it is almost certainly OK as a 'wet' zone, if our building has that concept.

Definitely add another bathroom. Then you can have a second person live in the apartment.
