How far in advance before the occupancy date do people generally start marketing their rentals? 1.5 to 2 months?

Depends - what neighborhood is this in? What price range? When does the actual lease start?

I think that 30-45 days is sufficient for most properties.

It's in a prime Manhattan neighborhood.

I have heard 30-45 days from several sources and am curious about the rationale. I was thinking at least 2 months because since landlords would want to give renewal or non-renewal notices 2-3 months before lease expiration so they can have time to market the unit if the current tenant is not renewing. This seems too early though.

Can someone explain?

Well that narrows it down.
