A dream that turns into a nightmare when you do a title search and find out its medically zoned so it can only be used by a licensed physician to practice medicine, not as a residence. Zoning variance? Very unlikely. Let the broker hire an expeditor to get residential zoning variance first before you even make an offer. Looks like a total waste of time to me.
Lloks over-priced regardless of the zoning. The renovations, landmark approval, and board approval make this a very unique purchase for a buyer with both patience and a tolerance for potential issues.
It's my understanding that most maisonettes on 5th & Park Aves were built as residences, with later approval to turn them into offices, so why should it be so difficult to reverse that? Landmarks will only care about the doors and windows visible from the street. If you're going for a maisonette, you may as well get one with it's own exterior entrance -- doorman doesn't see who's coming and going. I think the biggest challenge would be with the board -- it's a small building. (Personally prefer the original floorplan of 6B, maid's quarters and all).
It seems like there are so many maisonette's on the market right now--some have languished quite a while. I wonder how buyers think about this in resale value. If the original owners can't sell them in this market, then resale in another market would be quite difficult.
