We are at the very beginning of our renovation's plan, but we have already a contractor that we like, we know exactly what we want, materials, appliances, design, everything. We are only looking for an Architect to submit architectural drawings to our Board, Managing Agent and to the building's Architect for approval. We used Ed Shalat for a similar situation. He charged for the drawings, not a percentage of the reno cost. Highly recommended. http://shalatarchitects.com/index.html

We did a 3br 3 bth. Used architect for drawings/dob hourly fee. Very satisfied A2 Architect Ann Macklin.
Percentage formula is expensive. I think on a percentage basis , I ended up a bit below 2%. but yes, know what you want and how you want it, and be prepared to supervise. Well worth it, if your of that mindset and ability.
