We are at the very beginning of our renovation's plan, but we have already a contractor that we like, we know exactly what we want, materials, appliances, design, everything. We are only looking for an Architect to submit architectural drawings to our Board, Managing Agent and to the building's Architect for approval. We really don't want anything else from the architect, but the one that the contractor referred charges a fee based on a % of the cost of the renovation. For us this is not acceptable, we won't use any service and I don't see why I should pay a % on the job, material, appliances that we have selected and are going to buy. My last renovation didn't involve an architect and we were able to do a good renovation for a very competitive price. Is it possible and normal to find an Architect just for architectural drawings and not being charged a % of everything else we are going to do that doesn't really involve an architect or are we being difficult? This is a large apartment with a lot to do, we must find a way to save something! Thank you [less]
