Hi all, I am renting from 9300 Realty (they are the WORST), and they claim I am not allowed to sublet my apartment and will only allow a reassignment of lease of minimum one month rent penalty. I've reviewed NYC laws on the issue, and it looks like a landlord cannot legally bar me from subletting my apartment unless there is a "reasonable" reason for not approving the proposed tenant. Does anyone have further insight into this? Seems like I can walk away from lease if they refuse to sublet.

I don't know the answer to your question - sorry. I rented from them many moons ago and can confirm that it was not a happy experience.
