Discussion about 1270 Fifth Avenue in Upper Carnegie Hill
Not living here but this is an odd building. Apartments seem to be consistently priced less than their neighbors in either direction and yet they linger. We went to an open house here a while back and it was weird - broker said something about squatters being an issue and several owners who haven't paid their maintenance in years. Not your typical sales pitch, for sure, but we thought it was so weird we lost all interest in the building. If anyone has looked at financials recently, I'd love to hear about it. But something about this one seemed all wrong.
This building has changed quite a bit and most apartments sell very quickly. The building's financials are in very good shape and the coop board is doing a great job. There were a number of tenants who had been here since the building first opened and many of those apartments were in estate condition and sold for less than market value. The location across from the lake and Conservatory garden is fantastic, and there are new restaurants like Maxwell's on Central Park. Circa Central Park is opening on the opposite corner.
This is a great building! Coop board has dealt with some pesky issues, and there are no problems with noise (shareholders are required to include soundproofing designs as they submit plans for renovations); good solid walls; great location. Maintenance is lower than similar buildings because the building uses security guards rather than white glove doormen.
