I would like to list my apt, looking for the highest price, any advise how much should I ask and best way to market it. I am planning to use realdirect and 2.5 % to buyer's agent

Still , its much better pricing and lower CC compare to Circa-285 west110th str.
Looks like Circa is not selling at all.
13 apts contracted , 25 still available.
only one new contract within the last 5 mo

Yes Kalahari is more affordable though a step below Adeline in quality. Circa is way above both of them in luxury factor but I think it is now stuck in the uber luxury slump as all the unsold apts are $3m+.

Looks like 2 out of 3 Kalahari listings are in contract now. Pretty quick , and priced higher thn previously

What do you think about rapidly increasing inventory in Manhattan- based on streeteasy, inventory increased by 1200 listings over the last few months.
Kalahari has the highest number of listings at once , the highest I can remember- 5 rentals and 4 sales.
Buyer's market soon?

Look at the Kalahari inventory now- 6 apt for sale and 4 apt for rent- that's incredible for this building, it was never like this- look for price correction

Muromec, any trending buildings in the area in these days? similar to Adeline and with tax abatement?
