I think this one is a tough sell even at low 3. I am a huge fan of the neighborhood, and I am thinking that anyone who NEEDs that much space is not a buyer in the neighborhood, and those who can pay in the low 3 range who want to be in the neighborhood have more attractive options. This is a tough one, as I cannot imagine any price point that works for this space.

mcr, BTW, why do you like the neighborhood. I find it in the middle of nowhere and far from subways/amenities but open views east are nice. South views are killed by Trump World, which a nice building.
It's close to the midtown tunnel to LGA for the Pan Am or Trump Shuttle to DC.
I like midtown east but not that close to the UN, which in my opinion is very barren and sterile. 4 or 5 blocks North is a very different atmosphere.
While they are very different buildings, I think all the sales of similarly sized apartments at Trump World Tower / 845 United Nations Plaza show that "anyone who NEEDs that much space is not a buyer in the neighborhood" is not quite true.
30y, trump is a different product altogether. This building while in good shape looks tired.
30y, what is your estimate of sale price and buyer profile?

How many 6bed/5.5 bath sales have there been in 845 UN Plaza? I suspect those buyers are not ones who needed 6 beds and 5.5 baths; difference between want and need, which is why I had capitalized need. There are plenty of grand apartments in midtown east that are different animals entirely from the subject if this thread. This apartment is so far from my personal preference structure that I would not want it at any price. It is too much to maintain unless all the space is needed, and I just can't imagine a family with four kids wanting to be in that location, BUT, my lack of imagination does not amount to truth. Somebody created this apartment and has lived there, so it will likely meet someone's needs; I just don't know whose and at what price.
30y, What is your take on what price will move it. Given the oversupply of large apartment in NYC, I am thinking below $2.8mm. Leaves $1mm to reno with a finished product at $4mm including trouble. At the end of the day, it is 80s building.
This is perhaps a rare instance where larger is not better, and the combination seems to me to lower overall values, especially adding up the $100K annual maintenance/taxes. I suspect these would be easier to sell and generate larger return if 11AB was sold separate from 11C
Good for the seller. In contract!! Guessing $3mm.
