Attention all who may want to move in here: this building is owned by Isaac Schwartz (he uses Shragie as an alias so that you won't find anything if you google him), who is on the Worst Landlords List, and for good reason. Under oath, he has stated that he owns over 500 apartments, all of which are rent stabilized. Through my own independent research, I have found 319 units, and the number of open HPD violations for these units as of this writing are 962 (much higher than any reasonable ratio of units to violations). This apartment is rent stabilized but you will likely not receive a rent stabilization rider or the required history of bedbugs in the building, if any. In the building in which I live, he has allowed the continuation of active gas leaks, bedbug infestations, broken mailboxes, front doors, and fire escapes, as well as the installation of illegal apartments. I would be doing a civil disservice to not inform any potential renters of the egregious behavior of this slumlord.
