Deceitful sq footage: Sale at 32 Orchard Street #3

Does the listing broker know that many potential buyers will find the listing dishonest even though the description clarifies that listing square footage is false?

I think the primary buyer they are looking for is a tear downer anyway.

It looks like each built floor (non basement) is 1553 square feet off of the older floorplans.
So 2 floors is 3106, makes you wonder where the missing floor for that advertised 4500 square feet.
Its likely they are including open roof deck space (another 1500 square feet) in their total.

Still they're really looking for someone to buy it for that total 9782 buildable square feet. Basically $800 per square foot.
Way ambitious, especially in seward park area.

Buildable if permissions given. In addition, they list 11000 by including below grade basement rather than 9782.

This is what I like about 300_mercer - always looking out for the little guy who only has $8MM.
