http://www.floodzonenyc.com puts it right on the line between zone 1 and 2, so you might ask 'the brokers' to clarify their definition of 'minimal'. A responsible broker should tell a prospective buyer what the zone is, and educate the buyer as to the definition of the zones.

Aaron thanks for the map. Do you know if there is one that will let you zoom in on a specific address so you can see its exact flood zone? Couldn't find one on google.

You can also adjust overlay layers within the streeteasy map view.

How zoomed in do you need to be? You can zoom way farther in than you need to. I put the exact address in the map's search bar and zoomed in on the result (+/- buttons on the center left side, not in the usual Google Maps spot). The zones are indicative, not definitive, after all. The ocean will not be consulting the map during the surge.
