Discussion about 1230 Park Avenue #17C
Has anyone seen this apartment? Any ideas on why it is not moving?

The place has only been listed for 48 days. Nothing unusual. Were you expecting the place to sell over night??

I haven't see this apt., but the obvious issue is that it's at 96th Street.

Looks like you'd get a lot of exercise jumping over the sink to get to the toilet in the "master" bathroom. The layout has been monkeyed with; it needs unmonkeying... and a new kitchen. Add in high-ish maintenance and a location on the border of East Harlem, and you have a not-so-hot listing.

That master bathroom looks like somethign you would find on a Continental Airlines Flight, not an an apartment!

The larger apartment next door is also on the market, looks like they are trying to market them together in the other listing.

The other issue is they require 50% down and a multiple of that in the bank. I called on this one many many moons ago.

I saw this apt last year.

Its very big, but needs a lot of work.

The building is not that nice and the location at 96th street made it unattractive.

And I think they only required 34% down- but as Rhino noted above about 50%- I could be wrong.

It is so ugly and creepy, overpriced and needs 250,000 worth of work. The bldg is not nice and the location is not great.
