Any thoughts on this building? It is a 83 unit building with an additional 21 middle income units on the 3rd and 4th floor.

Looks very luxurious with lots of amenities. I read an article saying they are discounting 5% to list price right now to get things moving given the state of the luxury market, so keep that in mind if you are thinking of putting in an offer. You could probably negotiate more aggressively as well.

I would pay close attention to the cost structure supporting the MI units.

Are those MI units to be sold at below market or just rented out? Just curious, what kind of common charges do the MI units pay in these types of buildings (like Circa Central Park--where they are sold, not rented out)?

Anyone recently in contract in this building want to share their experience with making offers? Sponsor paying transfer taxes at all? Any other goodies you were able to get?
