Jerry, be careful about putting your contact info like this on the web, it'll get indexed and you'll get spammed!! Regardless, if you want to sell you should fully test the market. That means you need to get on RLS, StreetEasy, Zillow, Trulia etc. You'll need access to all represented and unrepresented buyers. I would consider an agent managed listing if you don't have time, or if you do maybe an agent assisted FSBO sale. Good luck!
Jerry, make sure you understand what closing costs are in NYC (www.hauseit.com/closing-costs-nyc/) before you go forward with this big decision. With co-op's you are looking at 10% in transaction costs minimum (6% broker fee, 2% flip tax, ~2% transfer taxes etc.) ... make sure you optimize!
If you do want to sell/flip, at the very least try to minimize your broker commissions with a local FSBO company like Hauseit. You can do their 1% for full service option if you're too busy to do your own showings. Good luck and let us know what happens!
