$235k Aclove Studio 575 Sqft, Maint.$790, bathroom/kitchen needs work, doorman bldg in Gramercy. What do you ppl think? Is this a good deal or should i wait?

sounds like a good deal (below 500 a sq ft) - be sure there is no land lease, no rent stabilized tenant, or other catches.

sounds like a good deal, maint is high for a studio have your lawyer check the bldg. financials, land lease, etc.

$435k that's about average in gramercy park...still think maintenance is high.

See, I told you that Manhattan real estate only goes up! In the 6 hours that this thread hss been up, the studio increased in price from $235k to $435k. You better buy it ASAP before the prices goes up to $635k!

Grammercy can also be code for Kips Bay just like 575 square foot Alcove Studio can also be code for 400 square foot box with a dining area.
