Discussion about
We are just starting our search for an apartment, and were wondering how much time we should allow for each when scheduling appointments. We were guessing about an hour? Any insight would be helpful.

Showings don't usually take more than 30 minutes (and often less time), unless you are looking at large units in large buildings that have a lot of amenities.

There are some apartments you will be done in 10-15 minutes as you do not like it. There are others where you can spend 30-45 minutes. If you really like it, you can usually go back for a longer visit.

How long each viewing takes depends on whether you are going for a private appointment or a general open house. In the case of the former, it may take up to 30 minutes since listing agent will want to walk you through unit (and perhaps common areas and amenities) before letting you leave. If we are talking about a general open house, then you can take as little or as much time as you like. If you happen to walk in and hate the entryway, for example, then you can just walk away. I would allow 30 minutes for the actual viewing of each apartment.

Note: Be sure to include a generous amount of transit time between apartments if you are going to different neighborhoods. Everyone is running late in NYC. Also, this is self evident but it’s highly beneficial to request a buyer agent commission rebate – companies like Hauseit, etc. so you can save money on your purchase.
