Full Gut Reno- 3 family house- Queens

Hello- I am looking into a full gut reno on my frame house, the house is detached on both sides and the foot print is 20x60(about), lot is about 20x100, no walkway on either side. I am in the very early stages, have lots of research to do on financing, architects and potential design (within the R5-d zone). Is there a particular reason you are looking to do a gut reno on a stick house rather than a tear down?

Hi- I believe if I did a tear down my grandfathered building codes would be given up
