I find the layout odd. DR and kitchen upstairs? A classic duplex layout puts public space on one floor, private space on another. No good circulation plan for parties (have to bring all the cocktail hour snacks down from upstairs), though you can put the mother-in-law's bedroom far from yours.

There have been any number of discussions on here about how combination apartments don't always work out for the best for many reasons.

I would probably make the upstairs one big room ideally. Not sure how much that would cost but, I'm guessing by your comments, that would move it out of the "good deal" category.

This is 100% a layout problem. Buyers typically want, in a duplex, the entertaining areas separate from the bedrooms.
