I'm in contract for a 1BR 2nd floor co-op in Queens that comes with an outdoor "patio" that is about 200 sqft. This "patio" is that sits on top of a rooftop of the building's garage, so not above the first floor apartments. It is nice because we can get some outdoor time, bbq, and have friends over. However, the only door that leads to this patio is through the bedroom, and we'd rather not have people stomping through our bedroom. Ideally, we'd like to convert a kitchen window, that also looks out towards the patio, into a door. We'd have to tear out a couple of feet of exterior brick wall below the window for this. My questions are, is this going to be a big "no" because I'm dealing with an exterior wall (even though the window is there)? And if not, is this something I need an architect to look at, or will a general contractor be able to do this? [less]
This is certainly doable but you need to get coop's indication of permission first on the concept. When you get the informal permission from the coop, you will need DOB permits, architect and formal coops's approval. Any good contractor will be able to do it. It is not hard.
