I am looking at the monthly contract activity. Up 26% MOM and up 14.8% YOY. Supply up 6% MOM and 11.3% YOY. Are sales finally keeping up with the supply? Perhaps it is a tale of two cities. New condos are still in over-supply. Everything else is undersupplied. https://www.urbandigs.com/charts.php#
Monthly new supply +2.3% MOM and -4.8% YOY.
I am seeing downtown supply btwn $2-5m as up over 30% from last year.
I am seeing supply up over 30% for $2-5m range in downtown Manhattan.
Just ran that report. It is correct. However, the supply is down significantly from the peak last year. Worth keeping an eye on to see if the supply increases further. I usually add a 3br+ filter so eliminate more of the new condos in 2-5mm category. It would be nice if there was a "resale" filter in supply.
300 - We have a sitewide upgrade coming by June, that will include many new features including breaking up of our chart room into MKT WIDE - NEW DEV - RESALE. I have these charts avail to me now on my dev machines. Here is the breakdown since I cant post any images here in this thread:
SUPPLY - 4.943 (resale is 3,218 of this - the rest are new/recent developments)
Re-Sale SUPPLY - 3,218 (+11.8% YoY, +6.5% mth)
Re-Sale SUPPLY 2-5M sector only - 835 (+21.7% YoY, +12.8% mth)
New branch of code for new site has # of deep engineering fixes that current production has, so mkt wide supply #s are slightly diff than production #s.
Cant wait to launch this thing!
Thanks Noah. It will be a great feature. Any way to see supply, monthly listings in contract, and month to absorb in the same graph?
hmm, that no. All will have different ranges it will hard to describe...Supply in 1000s, monthy listings in high 100s, low 1000s, and absorption in the 2-6 range. Tricky. But the new system ultimately will allow users to create multi chart pdf reports. So, like in Greek Wedding, there you go.

I see. Perhaps just a "number of months of supply based on last 1, 2 and 3m average signed contracts" in a graph rather than or in addition to existing bar chart by month. Thank you.
Thats smtg we can try, will revisit in late Spring after we push this project live
