Anyone know anything about this building? No board interview and immediate subletting make this pretty appealing and the square footage appears a tad understated. Is Tudor City a bad place to live: http://streeteasy.com/building/324-east-41-street-new_york/701c

Geographically undesirable if you rely on the subway for transportation and don't want to walk much. No central AC, so you're reliant on window units (dealbreaker for me). Area is perfectly nice though.

Most of the buildings in Tudor City came fairly close to insolvency in the 1990's. I probably sol 100 studios there between $8,000 and $25,000 (but most towards the lower end of that price range) which had been foreclosed on. For a decent time period you couldn't get financing and the only purchasers were investors which is why the purchase requirements were so lax. The flip side is that you have very low owner occupancy rate.
