Discussion about 12 West 72nd Street #17BE
It appears from the floorplan that this apartment has livable sq ft of approx 1,250 sq ft, which is quite small. Thus, anything above $3 million is ridiculous, particularly given that 2 of the rooms appear to have windows from other apartments looking directly in just feet away. Who would want this?

Ethan, You may be right on the price but the sq footage is at least 1500 even excluding the exterior walls. How do you get 1250?

This building is next to the Majestic, which was always a very prestigious co-op. And it is across from the Dakota where Yoko Ono still lives. Until her death Lauren Bacall had a seventeen room apartment. I used to see her walking her dog in Central Park. I once asked her if she would have me over for a cup of tea. You're literally a few steps from the park where horse drawn carriages can be spotted. I think people will pay the price or at least close to it. One can walk to Lincoln Center . Take a nice stroll across the park, pass a Strawberry Fields then to the Boat House and rent a boat or walk further to the East Side and go to the Metropolitan Museum of Art,. I guess I miss the neighborhood a lot.

Streetsmart, You are right. It is a unique location with some view and terrace. 1700 sq ft by using typical stated sq footage. It seems it will trade north of 3.5mm. Keith, What do you think?

Part of the issue is you're looking at the "nice house on a not so great block". I don't mean this in terms of the location, but the building which is mostly lower end units. From the floorplans it seems like this was built as an "apartment hotel". The closest comp is probably 22A, that was a wreck and had substantially better terraces. It's hard to use comps from other buildings because in another building it would probably go for a bunch more.
