Discussion about Crystal Point at 2 2nd Street in Jersey City
I know the sales office was supposed to open this summer, but I'm not sure if it has. Anyone have any updates???

what do you think about this building? Is it worthy for living as well as an investment
i think they are totally over priced
They are priced slightly less than 77 Hudson. I think the views are better from this location, although transportation is not as convenient.
any idea how much for 2br 2bth facing east

Nothing against the sales office but be aware of the games the 2 developer brothers play. We had gone in and made an offer that the sales office thought was good, one of the other brothers also agreed ot it so they started the paperwork, we signed the papers, wrote the checks and were waiting for the yes from the second brother which we were made to think was just a formality as if one brother agrees, the second one had yet to say no. Well, the second brother came and asked us to raise the offer by $47K. He claimed that in order to break even, we would have to raise by $47K. hmmm, funny how the other developer didn't think so and how the sales office didn't think soo. Basically, don't pay more than 80% of what they ask for
Do people feel the prices are going to go down on this?
I don't think prices will go down yet. I will say that the finishes in this building are beautiful and it does have a lot of amenities. I thought the cc charges were a little high in a building with so many units. I thought the more to split the fees, then the less the fees were. But the deal breaker for me was the taxes with the abatement was over $500/month. NY tax abatements are really low. I purchased in 500 4th Ave brooklyn.
The prices need to go down...there is enough inventory in jersey for people not to pay the amount CP is looking for. Granted the Trump building is not exactly the same in terms of amenities...but is worth looking into for sure.
@RalphTV that's one reason why I looked to NYC over Jersey. Despite overall price per sq ft being lower (and income tax being lower).. the property taxes, even with abatement, were still $7k/yr+ whereas it's practically $0 in NYC
