Landmarked, type 2 gut renovation. Please let me know if you have any. Thank you

Usually your architect will work with an expeditor who does code consulting as well. Is your architect going to hire a separate code consultant? I have hired an expeditor in the past who did both expediting and code consulting for $4k for a small project. Also an expeditor only for $1500k and a separate code consultant for a different project. Better to go for an all-in package in my opinion and some one who your architect has a prior relationship with.

You will discover that you need "asbestos testing" and "special inspection" as well. Better to get a single quote for all the above services via Architect and negotiate price. Otherwise you will be chasing many different professionals.

So, I got a quote but I'm not sure if it has all the services I would need:

Process Landmark Preservation Commission Approval
Secure Landmarks Approval as required. (excludes attending Public Hearings if required).
$1,000.00

Process approvals for Alteration Type II ­ Dir. 14
Work types may include General Construction (OT), Mechanical (MH) & Plumbing (PL).
$2,000.00

Provide Asbestos Report(ACP­5)
As required for all Alteration Filings. If additional asbestos samples are required by NYC ­
DEP Rules & Regulations, they will be billed at $100 per sample for TEM testing and $25 per
sample for PLM testing
$900.00

Process Work Permits
Permits to include General Construction (OT) and Mechanical (MH). ****Trade Permits by
licensed contractor or under separate quote***
$500.00

Coordination of Closeout of Building Permit as required by DOB.
Upon Completion of Construction (Inspections by others).$600/Per Application
$600.00

Total comes out to $5000

I requested another quote from an expediter someone on the forums suggested and they came out to 4200.00. The only difference is the one above has worked with my architect before.

Does you architect need a "code consultant" or is it included in the $5k. What about "Special Inspection". Is it needed? If these services are included $5k is in the range.

No it doesn't include special inspections. Thank you for bringing that up as I asked and it would be required. They just didn't put it in the proposal. They will be updating their proposal. It's 1000.00 per inspection and I think I need 2 he said. So total 7k seems very high?

They are acting as a code consultant.

It does seem a little high but there is landmark work involved. See if you can negotiate $6k total.

I actually got the revision. With the special inspections it comes to 9500.00?!
That's so much higher!

Inspections are def too high. Asbestos should be $500. Talk to your architect.

Primer may have more color. My experience is limits to only a few projects.
