Message Board Etiquette re Properties?

Discussion about
Folks - what is the general rule on this board for sharing opinions and asking opinions on pricing for particular properties? Part of me thinks that it should be a huge part of this message board, but if that is frowned upon then I do not wish to offend.

Free for all as long as the language is sane. No rule that I know of.

There are plenty of posts with commentary on outrageous pricing. I haven't seen many saying a property is priced too low. I think the reason there aren't more posts musing on pricing, to TeamM's question, is many of our regular posters are people who rely on their skills and experience on pricing as brokers and do not idly give away specifics---although they are generous with rationale.

BTW, Believe brokers are restricted in some ways by REBNY to comment on other broker's listings.

nice of you to ask. There was one real estate agent (now retired) who would post a lot about the specifics of properties, but 300M is right that we generally won't do it. Not only are there REBNY standards, there are also Fair Housing regulations, and then there's the fact that NYC real estate is a pretty small world, and in some sense every possible co-broker is a colleague, so it becomes advisable that if you can't say something nice you don't say anything at all. I don't think it's so much trying to protect the "secret sauce," pier45, as it is a relationship calculation -- if I impress you on these boards, and we do a transaction, we have a relationship for a year, or maybe for a few, but I have to live with the big brokerage firms forever.

At what point does it become slander though? Let's be honest, some of these handles can be pretty easily pieced together ... and a lot of co-ops are full of litigious people ... best practice for people to keep posting and complaining about entire buildings on forums...? Cost benefit?
