Discussion about 135 West 70th Street #4G
Contrary to the what the listing says, this is a 2 Bedroom, not a 3 Bedroom, apartment. Interior is mediocre, combined with the bizarre steps from the living room to the kitchen. Also terribly priced. No one in their right mind would pay above $2.8 for this place.

I think they might take your offer for 2.8mm as it was listed for $2.5mm in 2014.

$2.8MM sounds right but it should go somewhere closer to $3MM. Most recent comp is 7F, which didn't find a buyer with a $2.8MM asking price. Market has picked up since that time so closer to $3MM would be my estimate.

I don't think they are going to sell until 3C does because it's such a superior unit at a marginally higher asking price.

I think Ethan is right and the owner may be very happy at $2.8mm vs $2.5mm ask in 2014.
