Let's see....smallish kitchen, very cramped living room and dining room, and very ordinary bathrooms and the owners were asking $4.3 million? Are they out of their minds? This 1st reduction brings them down to $4 million, still way out of touch with reality. My sense is that this place will likely sell for around $3.5 even though it's prob worth around $3.25 with that really crappy living room/dining room combo. There are much better options out there!

Ethan, My take is that it will trade closer to the current ask. Perhaps 3.8mm min. You can not get new construction with some view at 1700 per sq ft. One can just narrow the bedroom closest to living room by 2 feet and have a wider living room.
