This apartment seems priced quite a bit too high, in particular because it's really a 2 bedroom, not a 3 bedroom. Perhaps you can stick a guest in the 72 square foot maids room but you certainly aren't going to be sticking your kid there. Otherwise, crappy thru-window A/C units detract from its attractiveness. This apt should sell for closer to $2.5 million.

People stick their kids in living rooms to have a decent location. problem is their are apartments in that building with killer views of the Hudson and for that price point and no view of the river, I cant imagine it would sell close to the price they are asking.

Both 11D and 13D sold around $3 million early 2013.

It certainly is aspirational for a lower-floor unit with no river view to speak of. The building is fantastic and has amazing original details (plus enviable location) so there may be folks willing to pay for that. But a view onto the side street and eastern interior exposure rather than a full river or even park view really kick this unit down several notches compared to others in the building, IMO.
