While this apt can be converted into a 3 bedroom, the reality, of which prospective buyers are clearly aware given how long this place has been on the market, is that this is really a 2 bedroom. No one wants to chop up an already small living room into a bedroom+LR. So, now to the price......as a 2 bedroom it's prob worth around $2.75, excl renovation costs which will bring you well into the $3+ million range.

Ethan, Do you see any 3 bed properties which are fair priced in your opinion or do you think every thing is 10-20% too expensive. If latter, it is naturally a valid personal view which you seem to have held since 2009.
