Why is the listing price so low? Maintenance is a little high but nothing crazy, kitchen is renovated (maybe bathrooms aren't?), it's a true classic 7, great neighborhood, doorman, gym, and building allows 70% financing so I can't imagine the co-op board is a huge obstacle.

The rooms sizes are small. The apartment is probably 1600 Sf whereas in a grander building it would be 50% larger.

Hardly a classic 7. Every thing is too small. Where is the eat-in kitchen and 15x18 dining room? Reno is blah.
