This is actually $1,525 per sf as the floor plan has indicated the apt is 475sf. Caveat emptor.

At least it wont cost that much to redo the kitchen.

I know this building well. I sold an apt. In the building sometime ago. It doesn't have a doorman. This apt. looks to me like a back apt.

Definitely one of the 2 back one's, which are smaller than the 2 front one's. There's a combination of 2 front one's on the market now, but they are offering it as a "2 br / 2 bath" even though it actually only 1 bath because you can potentially add a second bath with Board approval.

streetsmart -- any thoughts as to the appropriateness of the current (new) asking price?

Notice how 1A ( which is a smaller unit) is listed as 800F while this unit is listed as 700F? I'm sure that isn't helping since it's listed as larger and asking $200,000 less, OTOH 12C sold recently at $745,000 and it was in good condition but with a "builder kitchen" which I think a lot of people would want to do over.
