Buying a 3 bedroom apartment in Lower Manhattan

I'm just starting my search, we're looking for a 3 bed, 2 bath in lower Manhattan, hopefully a condo. But I'm afraid we may be priced out and have to do a co-op. At first my wife wanted a 4 bed ... this is until we found out that these are extremely rare and are typically priced way higher than normal in terms of PPSF. Any ideas? Should we wait? Will there be a downturn soon and hopefully developers get desperate again and do some firesales?

I would wait, the general consensus is prices are going down in the near term with the overbuilding that is currently happening. Think about the supply that is coming online from Hudson Yards alone...
