Discussion about
Hi Everyone, I recently unlocked a life goal with the purchase of a 3 family home in the South Bronx. Interior is extremely well maintained but the exterior needs some work; specifically the removal and replacement a porch in the front of the house. It seems like a small job but also one that requires an architect and I haven't the foggiest on how to start looking for one. I want to balance affordability with experience/quality and am worried about getting taken for a ride as a complete newb. Any help or suggestions would be greatly appreciated.

Congratulations!! Ask your neighbors and friends as a start. Meet a few. Since your work does not seem complicated, find a contractor and ask them for architect recommendation.

Also post at brownstoner. It seems that you have a townhouse. Are you sure you need an architect as it may just qualify as repairs if you are keeping the structure substantially the same?

Do you really need drawings for contractor bids? Do you plan on filing this job? If not, consider interviewing contractors who can work with you on the design aspects of the project. Ask to see similar projects they have completed.

Hi Everyone and thanks for the feedback.

To answer a few questions..

1. It is not a brownstone but rather a 2 story 3 family (Studio/1BR over a 2BR) frame home.
2. I have started talking to contractors. Starting out with small projects and if all works out, stepping up to bigger projects.
3. Chicken and Egg problems. I am not sure if I need an architect because I need an architect (or engineer) to help me parse the DOB's codes in order to determine if I need an architect.
4. I have a friend who is an architect (but no stamp). He gave some good advice; figure out what I want the space to be/do and then work up from there. I think we will work together, ultimately, to handle the project.

Much Gracias,

Octavio

Octavio,
I am a Bronx based architect with extensive residential experience. Please review my website: http://www.manhatta.net/ I am currently in the process of reconstructing a porch on a Bronx townhouse so I am familiar with the process.
Regards,
Richard
