What to know before a buy 250 Mercer? Pro/Con Thnx

Any info about pros and cons before we purchase would be deeply appreciated! Thank you.

If the market tanks, it could be extremely hard to sell. When the market tanked in the early 90's there were 1 BR's selling for $125,000 - but for every one that sold for that there were 10 more that would have loved to have sold at that price but no one wanted to buy in the building. The main culprit was perceived high maintenance at the time.

At the time we got a lot of inquiries about the building because the office I was managing was located in the building.
