One would think that given all the problems due to the stalled construction next door (hope they resolve it), the broker will make sure that at least the square footage is correct. Building is 25x90 gross (including walls, stairs, elevator etc).

This building is a good example of how hypocritical Coops can be. When I bought this unit (or the 4th floor, memory fails me) at foreclosure, they insisted it was an "artists only" building and insisted I only sell to a certified artist. Then when the other owners realized that restriction would cost them money on their own sales that restriction was miraculously lifted for their sales. If I remember when I sold it was only 1800F.

Very interesting 30. I think 1800 is ex exterior walls, elevator and stairs. No one is using those standards any more. I get gross 2250 footprint which is the new market standard used by full floor coops and new condos. I would have thought the broker at least used a floor plan with exterior dimensions. Btw, why is the maintenance so low?

Plus old coop (so low RET) and no underlying mortgage.
