Maintenance is very high in comparison to other buildings, no doorman or laundry. Building stairs are carpeted, narrow , bowed and creek. This building is located between first and second avenue with a bar on the corner and the intercom to the building is street level, residents complain of drunk people ringing their bells at early morning hours regularly. Both doors to building are keyed entry with mailboxes in between making entry during rain or snow or with groceries difficult. As well as mail collection if other residents are entering or exiting. The building does not allow dogs but does allow smoking in units and several residents are smokers and can be smelled in hallways and apartments. The terraces are not private and are shared with other residents. The depth of the terraces and the stairs for fire access make them tight and very limited in terms of use. There is no separation between the upstairs and downstairs floors in the apartment/duplex. It is technically a loft above. So noise and light travels up to the bedroom from the lower level. Since there is only light coming in from the terrace entry , adding another bedroom upstairs is not possible because it would not have any natural light. So the current layout of the narrow elongated floorplan makes your downstairs space somewhat limited and your upstairs unnecessarily large and wasted space. Second and first avenues are great to be around however can get very crowded and noisy Thursday -Sunday. The nearest grocery stores are agata which is overly priced. Fairway and Whole Foods are at 86 and 87th. You are not in the best of locations for the new Q train. Enterances for the Q are at 72nd or 85th. Walking from 78th to 72nd along second avenue during peak times means fighting against a large constant crowd. If you decide to use the 85th street enternace and work downtown you are wasting time by walking so far uptown just to come back. This leaves you with the 6 train at 78th and Lexington for your subway needs. The station can not compare to the large clean and heated Q train and be warned that the 6 runs local only , the express 4 and 5 are at 86th. Often times when the 6 is running with delays 78th street will be skipped by several trains. Additionally , if there is construction on the 6 no other train service will be available since express is not serviced at 78th. There is a vacant lot on the corner of 78 and first that does not shovel its sidewalks during the winter months and causes residents to take a detour around it to avoid slipping. There are no parks around. A small community area is located at east end and 78th but it not a walking or jogging park. Central Park is at 5th Avenue and Carl Schuarz Park is at 84th and east end. The m 79 stops nearby and is crosstown. There is a citibike at 78 and first. Overall it is a great location for a bachelor that likes bars , shops from FreshDirect (lack of affordable grocery stations) has no pets and uses the 6 train. However the maintenance is a huge factor considering no building amenities are given to residents and since the year over year increases to the maintenance. [less]
