Discussion about
Hello - I have applied to a co op and was told the process would take 20 days. In the middle of the 20 day review period, the agent sent us another rider to sign that was allegedly not included in the original packet. I signed and returned it promptly, but have heard nothing and have to move out of my current apartment in 1 week. My broker can't get any info from the management company and he doesn't want me to contact the owner, even though I have her email address, and said that she doesn't know anyone on the board to help us. What should I do? Should I reach out to her? I don't want to upset my broker, but he has no info. Thanks.
You should get a new broker! Especially if it doesn't work out on this one. Are you even getting a buyer's broker commission rebate? Or is your broker not sharing anything with you?
Here's what I'd do, just reach out to the seller at this point given your desperate situation if you think the seller can actually give you some insight.
If it doesn't work out, fire your buyer's broker and get a new one. Someone who is experienced and who will give you a rebate as well (i.e. find a broker through Hauseit). Someone who won't jeopardize your deal.
Good luck and let us know how it goes!
LSRH, 20 day is too short of a time. Just be patient and your broker can ask the seller's broker and explain your situation. Did you have your board interview already? Is it not required?
And ignore JR1. He is just trying to promote Hauseit regardless of the your situation.
Maybe you could ask your management company to let you do a month to month lease extension. If it were the reverse, the seller would ask you for a residential sale leaseback agreement.
Just FYI, you won't get a board interview notice until the board has conditionally approved your app. And it'll definitely be required since it's a coop. I don't know of any coops that don't require board interviews!
Regardless of the bickering above, I would tend to agree that perhaps your buyer's broker is a bit green, or just too busy. Buyers obviously will be anxious during this time and it's good to get some sort of communication.
It's probably too late at this point to switch brokers as JR1 has pointed out, but second his opinion that you should switch (rebate through Hauseit or not) buyer's brokers should this fall through and you restart the process.
Good luck and please keep us posted! We feel for you!
