Bulk electric in o-op

We looked at an apt in a pre-war UWS bldg. with bulk electric rates mentioned in listing. Can anyone let me know what this is and how it works? Thanks!

There may be different variations on this but I looked at a unit on the Eastside last Sunday and the broker said that the building has a single electric meter with Con Ed and that each apartment had a sub-meter installed by the building. So the building tenants benefited from bulk electric rates while at the same time paying only for their own usage.

Jagt0508, how are you going about your search just curious? Are you looking on SE and getting auto search alerts, stopping by open houses yourself?

Or are you working with a buyer's broker and reviewing curated ideas that are being sent to you? If the latter, did you get a buyer's broker commission rebate through Hauseit?

And to re-answer your question in case Ximon's answer wasn't entirely clear, it most likely just means that the building is getting a bulk discount because they're buying for the entire building. So better rates than you would get by negotiating individually. But each apartment has its own submeter so you only pay for what you use.
