Wow. What a crappy apt. Terrible layout. The 2nd BR barely has a window. There's no bathroom on the 2nd floor. Very mediocre finishes. Small for a "2 BR". Terrace has no direct sunlight, etc etc. Sellers think they're going to get $4 million for this place? Sure, in dreamland. This place will end up selling for $2.5 million MAX.
Is it worth three times as much as 1505? Time will tell.
Ethan, For a change, I am inclined to agree with you. Price will be still be north of $3mm. The second bedroom does not really look like a bedroom. More of an attic.
The February $400,000 price reduction was a start but there's a lot more to go. Let's look at this apt's sq ft. Adding up the interior, you get approx 1,000 sq ft (excluding the terrace) and I think that's being generous. Further considering that any buyer will need to renovate the entire apt, I've further reduced what this apt should sell for to +/- $2.2 million MAX. Realistically, no one in their right mind should pay even close to $2,000/sq ft for this tiny, in need of a renovation apt. Further, the "bones" of this apt are not good at all. Under $2 million is more likely.
