When a condo doesn't list its square footage, you know the sellers are trying to hide something. In the case of 15C, what they're hiding is that this is the smallest 3 BR in NYC! Actually, it's really a 2 BR that was converted into a 3BR. Est square footage is around 1,250 sq ft so the sellers want a beyond stratospheric $3,000+ per sq ft. Too funny. Combined with a tiny kitchen that would be small for a 1 BR apt and horrific 1980's marble seemingly everywhere. Paying more than $2.7 for this place is a recipe for losing money.
Always liked this building. Great views and common charges are quite low.
Same broker is offering 16C/D - same space as 15C but two apartments offered to be combined - for $3,395,000. Same broker is also marketing separately 16C for $1,895,000 with no listed SF but which sold-three years ago with a listed 700 SF. So, latest offering for 16C is apparently $2,707 PSF.
Combining apts. here makes practical if not economic sense. Not cool though to not disclose SF figures.
The sellers have finally begun reducing the selling price......but, there's still a long, long way to go. This apt will sell much closer to $3 million than to $4 million and I'm not even factoring in the significant cost to renovate.
You have to wonder how serious they are on a $4 million listing to not spend a few dollars on a professional photographer.
