Discussion about Southgate at 433 East 51st Street in Beekman
Does any one has info about this building? Any comments about financial (very high maintenance), and neighborhoods? Thank you!

On the maintenance, the doorman buildings are $2-2.25 per sq ft without any special amenities as the taxes have continued to increase. This is not out of line.
Here is a discussion about Southgate I started about a month ago. I think there are a few others if you want to do a google search for "streeteasy" and "southgate".
Consensus was that it is not a sexy project, a little distant from subways and jobs. Few families, at least those with kids. I like it though as a good retirement option. Good value I think with some unit prices under $1,000 psf. Maintenance seems average as 300 said.

Thank you 300_mercer about maintenance. I am new to NYC and don't know the market. I just compared with some similar size units from open houses I went in the midtown east, such as 136 East 56th, 240 east 55th street, and 153 east 57th street. They all seem at a better locations.
Also thanks ximon for your search tips and link. Especially your discussion gave me a lot of detailed info. Otherwise, I will never find by myself. Actually I went to open house at Southgate yesterday and saw exactly what you pointed out. Moreover, I like the dead end quietness and also W/D allowed in the unit (hard to find in NYC). The listing broker is living in the building. She said 25% down pay and 2 years maintenance + mortgage required. If it is not due to high maintenance and lower floor darkness, may have already gave a try offer. For now, will still keep this building in my shortlist since its price is attractive. My goal is to find something within walking distance to Bryan Park/Central Park and have W/D in the unit. May be too difficult.
