I thought it would be helpful to put this in here: beware of the excess noise with this building. I am a regretful buyer of 3+ years... For the past years, the location of this building was nestled between two new development /renovation projects (The Sutton, which is now complete; and The Orion, which is still in-process), which means constant construction noise, typically starting 8AM-5PM weekdays and, at times, even weekends. Moreover, there is a great turnover in this building (take this as a warning sign, potential buyers and renters), which means plenty of renovation noise that will litter into your apartment. The concrete walls provide no protection. This past summer, I lived a few doors down from an apartment undergoing major renovation and heard EVERY banging/vibration. Just when I thought that project was finished, another project started and it has been nonstop since summer 2017. If you work away from home these hours, great. Unfortunately, I work nights and study at home during daytime, so it's been a stressful situation. Also, don't take my word for it -- please review the Yelp page for this building. Noise is a fundamental problem with this building. There are other things to factor as well from a buyer's perspective: for the past two years, we've had several assessment fees tacked onto our HOA/condo fees due to a recent lawsuit with the garage, routine maintenance/upgrade to building facade .. I guess it was the wrong time for me to buy, but I don't see where my extra money is going. While the staff is helpful and timely with repairs, it is a dated building that is slowly breaking down. Pipe and hot water tank repairs, elevator break downs, etc do occur, albeit infrequently .. You'll get maybe a 24-48 hour warning at best. The condo board does try to mitigate issues, but I don't find them to be aggressive enough to markedly improve the quality of life of its residents. Some residents are notorious for disregarding condo rules, whether it's renting their units on AirBnb/HomeAway, loudly partying after-hours, or leaving their trash/shoes/strollers in the hallway, etc .. And nothing really happens. I never thought I would be regretful of my NYC purchase, but I am. I would not repurchase in this building, if given the chance. [less]
