Discussion about Emery Towers at 400 East 77th Street in Lenox Hill
maintenance and assessments - the building had more issues than Trump. risers failing, leaks, floods, elevators - repairs are through the roof.large underlying mortgage. apartments are literally worth 15 % less than comparable apartments

Nice comment. This building is not Trump levels of bad but pretty close. The coop board is notoriously difficult and has ridiculously stringent requirements even by coop standards. 2 years liquidity, up to 28% DTI, no gifting and no co-purchasing. I met all of their requirements and they still rejected me because the purchase offer I made to an apt was too low. They are complete money grubbers and everyone is better off buying somewhere else.
