How is the noise, both between apartments and from the West Side Highway? Because it was originally built as a rental building, and in the 80's, I wonder about the insulation between apartments. Also, the lobby seems small. Is there typically a wait for the elevators?

Really quiet building. Right next to Battery Park. You exit to the park actually. No wait from what I've seen.

Any issues with pests, in particular roaches and/or rodents?

How’s the financial condition of the bldg these days?

Looking to purchase or rent a 3 or 4 bedroom in the building, preferably over 2000 square feet.
