Hey guys, First time home buyer here. Background: 26 yo looking for 1 BR coop apartment in Queens, NYC. I've been looking particularly in the rego park/forest hills area. I used to have my own agent back in Aug 2017 but it was a frustrating experience. I think I'd made 5-6 offers during that time and each offer fell through - either the other buyers got it or the asking price became too high (instead of lowering their price to meet our offer). So I wanted to try a new approach - working directly with the seller agent. Long story short, I made an offer on a 2BR coop in FH unrepresented back in Oct 2017. I got the price I wanted (from 418 to 410). Took 2-3 months from submission to board review.. and ended up getting rejected by the board BEFORE they even set an interview date. That was super traumatizing. I wanted to blame the listing agent but then again I'm a first time buyer, what do I know? Skip forward to today - I found a gorgeous 1 BR coop in FH thru a listing agent. Asking price was 320 and I asked for 300. Listing agent came back and said seller won't go below 310 and is very adamant about the price. I really liked the apartment so I accepted the offer last night - 2 hours ago. Now my question is - since I'm unrepresented, what will be the complications here? I got the price that I wanted, but what else should I be worried about when I buy unrepresented? I also got a lawyer to read the contract and whatnot. The listing agent has 20 yrs of experience in this area and seems to know everybody. He also has a good rating online. Price wise, I know for sure I got a good deal because I've been looking for 6 months around the area and know the prices very well here. I'm comfortable w/ it. Thanks so much in advance guys for your tips. [less]
