Hideous! Will never sell for more than $2 million MAX.
Depends on how you feel about the prices for 4B and 14B in the same building. Less view and will require a renovation (unless you like 1970s period decor -- and this is untouched, in a good way), but here's an opportunity to start with an original floorplan and update it, rather than paying up for somebody else's update of a floorplan (I'm not a fan of the 14B layout). If I had to choose only between these three units, 1D would be my choice.
14B is not a comparable product given the full river view, which adds a significant premium regardless of layout.
Agree that 4B (which is a closer fit, comp-wise, since it, like 1B, is lacking in view) is less desirable given the crummy engineered flooring (blech) and other unfortunate design choices.
A ground floor apartment accessible from the lobby with living room and bedroom windows facing the street, requires a significant discount to any apartment in the same line, river views or not. I agree condition is a secondary concern. Also, it's not a true three bedroom.
14B is a different animal entirely and might as well be in another building. 4B has much better exposure but has a pretty weird configuration.
Ground floor facing the street is at least 25 percent discount to even 2nd floor. You have no privacy!! If you use curtains all the time, no light.
Look at the maintenance difference. It would indicate that 4B has 60% more shares than 1D.
Thank you for your interest in 1D. In response, Apartment 1D offers direct views of Riverside Park and the river beyond. The unit is above street level and has the privacy of a 2nd-floor apartment. You do not see people walk by your window.

Looks more like *seasonal river views to me... An important distinction for those looking for a "view" apartment, which this is not.
