Discussion about
It seems like Clarett has had some huge missteps lately. Forte is not selling at all, and Sky House has serious issues. What happened? Why such huge miscalculations? And what's next for these properties? Wild speculation and actual information are both welcome here. Especially if you label which one it is. :)
I'd be interested to hear what "serious issues" Sky House is having. There is just one available apt listed on Streeteasy. Is the developer holding back inventory? Thanks.
I don't think everything at Sky House is listed for sale at Streeteasy; Clarett is very strange about releasing apartments for sale. They have closed on something like 1/3 of the apartments there, after 6 months or so.
So besides their marketing strategy, is there something wrong with the actual building itself?
Sky House? The east side of the facade (blank concrete wall) is hideous and some of the layouts are weird. (Particularly the tiny windows in the master bedroom of the B line -- there were pictures on Curbed yesterday.) But I don't have much firsthand experience with that building. So I'm trying to understand what happened, how and why.
on a fort green house tour i went to see the forte condos and was not impressed. the views at the top were nice, but it felt very cramped. the ceiling height was low and the amenities sub-par. they've only sold 30 out of 109 condos since last oct. and have dropped the prices on their current listings. they need to drop prices more or convert the remaining condos to rentals. this is just an example of what's happening in the market. i feel sorry for those who bought into this place. i think one hanson place would have been a better buy.
Zinka, you said "I do not have much first hand experience with that building (Sky House)" and yet you speculate that there is something wrong. Thank you for creating a thread of mis-information and wild speculation.
Regarding 200 WEA, I went to see apts there about a month ago and they were proud that they were 65% sold. Given that the building has been avail for purchase for a long time and that people are already moving in, it seems to me that 65% is a poor sales record. No doubt that building has issues complicating its sales as well (high combo of tax and cc, only 9ft clg heights), high prices even when views are poor, columns where they interfere w/ furniture layout).
bricks, I am more interested in Forte, which I have more direct experience with. My information about Sky House is from the uncertain sales record and the recent Curbed post.
