What will this one ultimately sell for? https://streeteasy.com/building/45-east-85-street-new_york/4a
Low floor isn't great, and looks like it doesn't get much light. As a buyer I always shied away from someone else's "meticulous renovation" because that generally meant tacky, trendy crap I'd have to rip out anyway.
In this case, what I can see of the reno doesn't look half bad, though, except perhaps for that headache-inducing kitchen back-splash. Makes one wonder what the bathrooms look like - travertine with waterfall-faucet trough sinks most likely...
All this said, It's a good amount of space for a family and in a decent location so I'd say they're getting close with this latest price-chop - probably still has a bit to go though. Maybe approx $3.6 or $3.7 if they can find a buyer who doesn't hate the reno.
Didn't the apartment directly below this recently sell $3.9 million?
It did but it appears to have retained the original layout, which may have been more appealing to buyers than the strange rearrangement done in 4A...
