There was a lot of interesting several months ago on the disputes between SE and the brokerages, and how it was impacting the quality of SE's search engine because of feeds being cut. Any updates on status? I do notice some listings that I walk by for houses that aren't on SE - I don't know if that's related or if those never would have been picked up. Does anyone use a different search engine?

My understanding is Noah rosenblatt Urbandigs.com will be converting his sight to a portal that will have full search capability of all RLS listings. Maybe he can update us here.

For the most part we're finding all listings are still on streeteasy. If you're a seller listing a property I'm sure you're going to insist that it gets posted to streeteasy, the most searched website for real estate in New York City. Even if your brokerage is one of the few no longer feeding streeteasy, you can still directly upload your listing to the site.

It's SO fractured at this point. I would say that to get "complete" coverage of the market you'd need an entry point into the RLS (Taxi, Limo, or nytimes.com for those who aren't attached to large brokerages) plus StreetEasy (to see the FSBO uploads that don't feed into RLS) plus OLR (to see the medium-sized brokerage uploads that don't always cross into StreetEasy). Like a lot of small brokers I use OLR as my starting point (I'd say mainly because of it's ease-of-use, but it may just be habit) but if I'm looking for something "in particular" I sweep other sources as well.

Let's take, as an example: 61 Jane Street (the Cezanne):

StreetEasy thinks two 1-BRs (9P and 17J) and a 2-BR (#5J) are for sale; nytimes.com shows 17J, but also a 3-BR (16PN) for sale; OLR shows the two 1-BRs (9P and 17J), plus the 3-BR; cityrealty.com shows the two 1-BRs (9P and 17J) plus the 3-BR (16PN) plus a DIFFERENT 2-BR (6B). for sale.

So if I have a client interested in the building, I'm going to put all those sources together, decide that five apartments are for sale in the building, look in the tax records, and throw out 6B (which is actually 6A-B) because it closed last year, and then maybe call a friend who has direct access to the RLS to see what they see and then finally get off my chair and go talk to the doorman to make sure I'm not missing anything.

But at least computers make our lives easier....

You should try real plus Ali. Actually spoke with Noah, hopefully when he gets a minute he'll update us all here. But he will have a portal that will give consumers access to the whole RLS.

I don't know what the current pricing is but real Plus used to have substantial start-up costs as opposed to olr which makes it difficult for small brokerages.

I use it and the start up cost was minimal. However I'm essentially single user.

I was a RealPlus subscriber four years ago, when I first struck out on my own. Interestingly, 30_yrs, it was much much cheaper than OLR, and I can actually see an argument for a brokerage needing to connect to both. However, I didn't find RP intuitive in any way (partly because its expectation, like that of Top Producer years ago, was that its users would be PC people instead of Mac people).

Just for S&G, Keith, what listings does RP show in 61 Jane?

It does now, 300, but what good does it do a StreetEasy user to see the 3-BR now that it's in contract? My point being that I know the robots are coming, but they don't have the proficiency of humans just yet...

Hey Ali & Keith & others!! Right, so, on Tuesday next week Rebny will send out the announcement that UrbanDigs.com is a rls portal, similar to nytimes & realtor, etc. The listings may take a bit to show up for the consumer guest (the portal part) searcher because the process is, first Rebny makes the announcement that UD exists as a new portal, and then the firms start opting-in. So the opt in process itself may take few weeks for most firms. For agents logging in to use our market data & analytics/comps/collaboration tools, all the listings are there.

We show 6AB and 7L in contract pending. Does this sound right?

I have deep thoughts on the industry so will delve into that in another post.

UD, I can't see your site (I have been an Urban Digs subscriber in the past but am not currently) but I think that both the sale listing of 6B for $3.29 and the in-contract listing of 6A-B are old data; the Corcoran Group sold that apartment back in October.

lol, got to love it. 6B at 3.295, 6ab at 2.795m, and sale 6A/B - the ole "/" character . the 6b is stale and not updated, the 6ab is in contract and the sale had odd character that caused a missed merge. Love NYC real estate. will send note to our team on this one, and do a mass check cleanup. One day, all units, including combos, will be standardized.
