I really dislike deceptive real estate ads and this is most surely 1 of them. I'm 100% certain the the listing broker, Ms. Ilsa Vasquez at Compass, know very well that all bedrooms are legally required to have a window yet she still lists this place as a 3 bedroom even though 1 of the rooms doesn't have a window. Regarding price, this place will sell for much closer to what it sold for in 2008 (a bit more than $2 million) than the listed $2.95 million. Dream on.
Probably should have listed that windowless bedroom as a den or home office.
Selling agent should be ashamed of herself. That is not a legal bedroom and no buyer is going to use a windowless pit as a bedroom. At best it's an office or giant walk-in closet. But really it's just a waste of space.
Who do you guys think of the alternative floor plan with an extra bedroom in the front?
Bad idea if considering value. Some might need the extra bedroom but its far from a bathroom and takes a lot away from the living room. I just saw a unit that did the same thing but new owners took it back to original layout.
2008 listing also called it a 3 bedroom. Also, SF looks gross as entire bldg is 28'x 82'.
For full floor lofts, floor footprint is a common way to measure and state square footage. It is very easy to strip out exterior walls and stairs for those so inclined.
Agreed especially for full-floor units. I like this unit BTW. Layout is better than most IMO. Taxes are a bit much, no?
Taxes of $1.25 per sq ft are very normal now downtown. That does not mean they are not a lot.

When I first read this statement I thought you were talking about doing a renovation and was very WTF?
